The Land Registry department has been organised and is completed here on Zakynthos Island, known as “Ktimatologio”. The collection of declarations has already begun today in Zakynthos and if you have ANY property within the areas listed below, it is imperative that you declare your property.

The deadline for submitting declarations for these areas begins today, 18-6-2019 and expires on 18-9-2019 for residents and on 18-12-2019 for non-residents and the Greek State.

Submission of the declaration is COMPULSORY; otherwise you will face sanctions provided by law.

Areas that need to be declared are as follows:-

Regional Unity of Zakynthos:

1. A) From the Kallikrati Municipality of Zakynthos, pre-Kapodistrian municipalities:

Agalas, Agia Marina, Agios Dimitrios, Agios Kirykos, Agio Leonta, Agies Pantes, Alikanas, Ambelokipi, Anafonitria, Ano Volimes, Ano Gerakari, Vanato, Volimes Vougiato, Giatani, Galaro, Gyri, Exo Hora, Kalipado, Kallithea, Katastari, Kato Gerakariou, Keri, Kiliomenos (Agios Nikolaos), Kypseli, Lagadakia Lagopodi, Lithakia, Louxa, Maries, Macherado, meso Gerakarou, Mouzaki, Bochali, Orthonies, Pigadakia, Planos, Romiri, Sarakinado, Skoulikado, Tragaki and Fiolitis.

what you need:-

1. a photocopy of your property contract, titles, deeds.
2. a photocopy of the certificate of registeration from the Land Registery Office
3. if available photocopies of the topography papers
4. if available photocopies of the buliding licence
5. a photocopy of your identification card or passport

The Land registery office aims to create a fully automated real estate property record, ensuring the best publicity and security of transactions

It is signigicantly a modern and complete system than the old system of Registrations and Mortgages supported by the Land Registry Offfices. It’s aim is to:-

A) Records all deeds that establish, transfer, change, or abolish property rights on a real estate-centred basis. Thus, everything becomes simpler and more definite.

B) All the legal details are recorded, since each act is registered only after its lawfulness has been checked, meaning that no act is registered if the transferor is not the person that the cadastre shows to be the beneficiary.

C) Records the geographical description (shape, location and size) of the property too.

D) Unveils and systematically records the state real estate for the first time in contemporary Greece.

E) Records of rights evoking occupation, which, especially in the province, may be the most common way of ownership due to the informal nature of transactions.
